Home Ownership Qualifications and Requirements. Do You Qualify?

If you'd like to see if you could qualify for acceptance in the Habitat for Humanity Detroit homeownership program, read the following requirements then proceed to our application process.

Maximum Income Guidelines:

Yearly income must not exceed the following guidelines according to family size:

Qualifications:

  • No current bankruptcy or bankruptcy that has been discharged within the last 2 years.

  • Meet min/max income restrictions: (Min: $22,000 per year or less than $10.60 per hour; Max: dependent upon family size).

  • No outstanding judgments of $500 or more. (A judgment is a court ordered collection).

  • Delinquent debt not to exceed $1500 (excludes medical and student loans) and/or credit score less than 550.

  • No outstanding foreclosures or repossessions.

  • Not a current homeowner — and must not have owned a home within the last year.

  • Yearly income cannot exceed the guidelines according to family size (chart is provided in the application).

You will not qualify if:

Read carefully, the following is a list of circumstances that can STOP you from becoming a Habitat for Humanity Detroit Homeowner. (Please feel free to reapply in the future if any of the following issues change or are resolved.)

  • Your hourly rate is less than $10.60 per hour or yearly income is less than $22,000.

  • You are currently bankrupt or have a bankruptcy that has not been discharged for at least 2 years.

  • You have outstanding foreclosures or repossessions.

  • You have outstanding judgments of $500 or more. (A judgment is a court ordered collection.)

  • You currently own a home —must not have owned a home within the last year.

  • You currently have delinquent debt that exceeds $1,500 and/or credit score less than 550.

  • Your yearly income exceeds the guidelines according to family size.

Applicants must meet the following requirements:

  • Be willing to provide 250-400 hours towards building Habitat homes and/or other Habitat Detroit work.

  • Provide earnest deposit of $1,500.00. (non-refundable)

  • Attend home ownership training classes prior to, during and after construction of the house.

  • Be able to pay a 25-year, 0% interest mortgage (approximately $600-$650 per month).

  • Have lived within the Habitat Detroit service area for at least the past six months: North — 8 Mile Rd., East- Detroit River, South — West Rd., West — Telegraph Rd.

  • Complete "sweat equity" work.

  • Note: Communities represented include: Detroit, Hamtramck, Highland Park, Harper Woods, Grosse Pointe, Dearborn, Dearborn Hts., Redford, Melvindale, Allen Park, River Rouge, Ecorse, Wyandotte, Taylor, Riverview, Trenton, Woodhaven, and Grosse Isle.
